Booking Conditions

1. Identification of the tourist establishment

Origem Ibérica, Lda, corporate entity no. 508952310, with registered office at Rua de Luou, no. 242, 4990-745 Ponte de Lima, Portugal, registered with the National Register of Tourist Establishments (RNET) under no. 4940.

2. Payment and booking process

• Reservations are only considered confirmed upon payment of a minimum of 30% of the total amount, as a deposit;

• The remaining balance must be settled up to 30 days prior to the check-in date;

• Available payment methods: credit/debit card and bank transfer.

Note: Before making payment for same-day or next-day reservations, availability must be confirmed in advance.

3. Services included in the price list

• One weekly full house cleaning, carried out at the beginning of the stay, including a change of bed linen and bath towels;

• Mid-week cleaning of the bathroom and kitchen, including a change of bath towels;

• Weekly pool cleaning, generally carried out on Fridays.

4. Optional services (not included in the price list)

• Breakfast: see price at the time of booking;

• Welcome pack: see price and included products;

• Other meals (lunches or dinners): see price and suggested options;

• Daily cleaning service: see extra price list;

• Central heating: see price at the time of booking.

5. Booking cancellation

Most payments made for reservations are non-refundable. In the event of a duly documented emergency, we may allow the paid deposit to be reused for a future reservation, enabling the guest to change the dates of stay and the number of guests.

Less than 30 days prior to the scheduled check-in date, in most cases, cancellations are not accepted; however, the guest may request a discount on a future booking.

6. Right of withdrawal

In accordance with paragraph (k) of no. 1 of Article 17 of Decree-Law no. 24/2014, the right of withdrawal does not apply to contracts for the provision of accommodation services for non-residential purposes when the contract specifies a particular date or period of performance.

Consequently, reservations with fixed dates become binding upon confirmation and payment, and the consumer may not exercise the standard 14-day right of withdrawal.

7. Check-in and check-out

Check-in and check-out information is available on each accommodation’s booking page and should be consulted prior to confirming the reservation.

8. Security deposit and liability

A security deposit against damages is required for each accommodation, the amount of which is specified on the individual page of each property.

The security deposit is usually refunded within seven days after check-out. Guests are responsible for any damages caused during their stay and undertake to repair or compensate the tourist establishment for any resulting losses.

10. Prices and taxes

All prices shown include VAT at the legally applicable rate.
